Information about Company Title

Greenknowe is an attractive older style company title building with a handsome foyer, very convenient location, and pleasant public spaces, including a sunny roof to p area. The company involves a voluntary Board of Direc to rs, who, with the company secretary, manage the building for the benefit of shareholders and residents. The board of direc to rs meets approximately quarterly, depending on current issues.

The company secretary arranges interviews with prospective buyers and tenants, as well as undertaking the administration of the building itself. Company title buildings have house rules and all unit occupants are bound by these rules.

Shareholders elect direc to rs and there are seven for Greenknowe, broadly involving one direc to r per floor, including a single ground floor unit, penthouse, and floors one to five. Greenknowe shareholders are entitled to vote on various issues at the Annual General Meeting (AGM), usually held around Oc to ber, when the auditing of the accounts has been finalised. Changes may involve alterations to the articles of association or house rules. Greenknowe also has a building manager who conducts all in-building activities in relation to running the building.

Greenknowe company title owners have a share certificate (rather than a deed) entailing the right to occupy a defined area in the building. This means that prospective owners need to be approved before purchase. This makes it possible to address issues with the management of the building compared to a strata plan, and aims to result in a longer term cohort of owner occupier shareholders.

Greenknowe's insurance covers all permanent fixtures, but does not cover personal belongings or paint and floor coverings.

Levies

Geenknowe Levies are paid on invoices issued quarterly by the company secretary, mainly via direct bank transfer. Gas hot water at Greenknowe is centralised and so the cost of hot water is included in the levies.

Insurance

Public Risk insurance held by the company only covers common areas. Damage caused by occupants negligence is not covered by the building's insurance. Home and contents insurance is entirely the occupants responsibility.

Renovation

Owners must pay a refundable bond of $1000 prior to undertaking internal renovation work. Owners should also check with the company secretary on whether the renovation needs board, or council approval.
